This property started with a lawn that was mainly crabgrass, with very little desirable grass remaining. Instead of simply covering up the problem, we used a lawn-renovation process designed to improve the soil and create the right conditions for healthy new grass to establish.
The Lawn Renovation Process
We began by aerating the lawn, helping relieve soil compaction and creating openings for air, water, nutrients, and seed to reach the soil.
Next, we top-dressed the lawn with compost. Adding quality organic material helps improve the soil while creating a better environment for new grass seed to germinate and develop strong roots.
The lawn was then overseeded, followed by an application of PennMulch® Seed Accelerator. PennMulch helps protect the seed and provides a favorable environment for germination while helping retain the moisture that new grass needs.

With the preparation complete, one of the most important parts of the process was up to the homeowner: watering correctly and consistently.
Newly seeded lawns need dependable moisture during germination. When the seedbed is allowed to dry out, results can suffer. But when the lawn receives the correct amount of water and the weather cooperates, the transformation can happen surprisingly quickly.
In just 14 days, this lawn showed amazing results.
What had been primarily crabgrass and bare or undesirable turf was being replaced by fresh, healthy new grass. The difference demonstrates what can happen when proper soil preparation, quality materials, good seed-to-soil contact, and consistent watering all work together.
